Rent & Payment Details
Your monthly rent is $1,375, due on the 1st day of each month. Time is of the essence for all rent payments!

- Interest can be paid annually or compounded and paid at lease end

Your Responsibilities as a Tenant
Here's what you're responsible for during your tenancy:
- Pay rent on time
- Maintain reasonable cleanliness
- Dispose of garbage in designated bins
- Follow all condominium bylaws
- Keep windows and doors closed during winter months (prevents frozen pipes!)
- Get written consent before painting or making any alterations
- Obtain tenant insurance (strongly recommended for your belongings)
- Replace light bulbs and smoke alarm batteries
- Pay for any damage caused by you, occupants, or guests
Maintenance & Repairs

🔧 You're Responsible For:
- Replacement cost for lost keys or parking passes
- New damage to windows, screens, or fixtures
- Light bulbs and smoke alarm batteries
- Damage from frozen pipes (keep those windows closed in winter!)
- Any damage caused by tenants, occupants, or guests
- Parking tickets or towing fees for your vehicle(s)
Building Rules & Condominium Bylaws
You'll receive a copy of the condominium bylaws with your lease. Key highlights:
- Follow all condo bylaws at all times
- No alterations, construction, or installations without written consent
- No storage of flammable or hazardous materials
- Respect quiet hours and common areas
- Only named tenants and occupants may live in the unit
Landlord (or Delegate) Entry to Your Unit
Your privacy matters! The landlord or their delegate may only enter your unit in these situations:
- With 24 hours written notice (between 8am-8pm, not on your day of worship or holidays)
- Emergency situations (less notice required)
- With your permission at time of entry
- If unit is abandoned
- For repairs or inspection (24 hours notice)
No Smoking & No Pets Policy
🚭 Smoking Policy:
Smoking, vaping, cannabis, incense, or similar activities are strictly prohibited inside the unit, on the balcony, and on common property.
🐾 Pet Policy:
No pets of any kind are permitted at any time, in accordance with condominium bylaws.
Ending Your Tenancy & Re-Rental Costs
📅 Fixed-Term Lease:
- Your lease runs through December 31, 2026
- We're happy to discuss renewing your lease when the time comes!
- Any renewal must be in writing
💰 Re-Rental Cost Recovery (if you break your lease):
- $500 re-listing fee
- $100 per month for marketing and showings until re-rented
- All reasonable advertising and administrative costs
- Rent owing until new tenant moves in OR end of fixed term (whichever comes first)
Move-In & Move-Out Inspections
Inspection reports protect both you and the landlord!
- Recommended within 1 week of move-in
- Recommended within 1 week of move-out
- Document the condition of the unit with photos
- Both parties sign the inspection report
- Helps avoid disputes about damage and deposits
🔑 Early Key Access: You may receive keys on December 27, 2025 for moving purposes only. This does not advance your lease start date or rent obligations.
General Provisions & Important Notes
- This agreement is governed by the Alberta Residential Tenancies Act
- If there's a conflict between this lease and the Act, the Act prevails
- Any or all tenants signing take full responsibility for all terms
- Agreement is binding on heirs, executors, and assigns
- All notices must be in writing
- Neither party may change locks without mutual agreement (except emergencies)
